General Overview
It has been said that those who wish to invest wisely invariably turn to real estate. However with the addition of income producing real estate to an investor’s portfolio there will be maintenance and tenancy issues which can be overwhelming for some investors. An alternative to this method of holding investments tied to real estate is for the investor to be a Private Mortgage Lender. The private mortgages that we broker typical earn effective rates of return of 7 – 12% for 1st mortgages and 12 – 30 % for second mortgages. Through our vast network of mortgage and real estate professionals, we have a very wide array of mortgage lending opportunities presented to us daily. Our mandate, when we represent a mortgage lender in a brokered mortgage transaction, is to ensure that our lender enters the transaction with their eyes wide open. Examples of these terms include security provided to the lender, lender fees, interest rates, term or length of time the mortgage will remain in place, payment terms and default remedies to name a few.

It is for these reasons that we always initially consult with potential private mortgage lenders to understand their goals and risk tolerance levels so that we only present mortgage lending opportunities that meet their individual requirements. For every mortgage deal that we present to any private lender, we cover the “3 – Cs” of mortgage lending, scrutinizing the borrowers qualification requirements to help private lenders asses risk with respect to each transaction:
 
  1. Collateral – how much has the borrower committed of his or her own resources as equity towards the real estate to be financed

  2. Credit – we will pull a credit bureau on the borrower and thoroughly review the credit worthiness of the borrower with you.

  3. Capacity – what is the borrowers capacity to service the mortgage debt? We will obtain and review with you any pertinent income verification documents or business financial statements that pertain to the mortgage lending opportunity.
