| It has been said that those who wish to invest
wisely invariably turn to real estate. However with the addition of income producing
real estate to an investor’s portfolio there will be maintenance and tenancy

Mortgage Lender. The private mortgages that we broker typical earn effective
rates of return of 7 – 12% for 1st mortgages and 12 – 30 % for second mortgages.

to any private lender, we cover the “3 – Cs” of mortgage lending, scrutinizing
the borrowers qualification requirements to help private lenders asses risk with

- Collateral – how much has the borrower committed of his or her own resources
as equity towards the real estate to be financed
- Credit – we will pull a credit bureau on the borrower and thoroughly review the
credit worthiness of the borrower with you.
- Capacity – what is the borrowers capacity to service the mortgage debt? We
will obtain and review with you any pertinent income verification documents or
business financial statements that pertain to the mortgage lending opportunity.
